This property is being sold “AS IS”. It is the bidder's responsibility to research the site, documents, and permitted uses and zoning regulations prior to bidding. Comments: This parcel is approximately 40 acres of rolling topography timbered with mostly aspen and balsam fir, along with scattered maple and birch. Lower areas include black ash swales and a larger open brushy swamp where an unnamed, designated trout stream crosses the property in the southwest. There is a conservation easement lying 75 feet on each side of the centerline of the stream to protect the riparian shore line, permit the development of fish habitat and permit public angling. Zoning is FAM-3 (Forest Agricultural Management) and RES-3 (Residential). Contact St. Louis County Planning and Community Development for permitted uses and zoning questions. This parcel contains wetlands that may impact development and/or access plans. Check with Normanna Township for any certified, pending or future assessments that may be reinstated. Any abandoned personal property remaining is part of the sale. Recording fee of $46.00 (Abstract).

Base Timber Value: $22,000.00. Timber must be paid in full at the time of sale. Please note: The timber value increases the same percentage as the sale bid up. The timber value of this tract is approximately 24% of the price.
